What to Look for...

The most important thing to consider before you build a new home, start a remodel or even make small repairs is to be sure the contractor you are working with is a licensed professional and properly insured. Don't just take their word for it, check it out for yourself. You can search for an individual licence at www.hblb.state.al.us. Ask for proof of insurance. This is necessary for your protection and to ensure your project runs smoothly.

Once you have determined the contractor has a current license, ask for references and call them. A contractor with a good reputation should have no problem providing two or three references for you to contact. Don't rely on rumors or appearances, call people who have first hand knowledge of the way contractors handle their projects.

If you are building a home, ask to see pictures of previous completed projects. You may also be able to visit some job sites under construction with the contractor to get a first hand look at the process.

Schedule a meeting with prospective contractors to get an estimate. Most contractors give free estimates, however you should not rely on a simple square foot price quote. This style of estimate can lead to frustration and disappointment. There are hundreds of components that go into an estimate to build a new home, and several of these items are determined by the homeowner in the way of finishes and details. An estimate should be complete and clear. You should be able to compare prices between contractors for specific items. Don't assume because one price is cheaper than the others that you are just getting a good deal. Know what you are getting and what you are not getting in your price, and know it before hand, not during construction or after a contract has been signed.

Before you begin any project you should have a written contract that includes all the details. A contract should, at a minimum, contain the names of the parties involved, the contract price and draw schedule, the scope of the work to be completed, material and specifications, and a completion date. The contract should be signed and dated by all parties. The more comprehensive the contract, the less likely misunderstandings and additional costs to you.

It is also important to have good communication with you contractor, remember, this is someone you will talk to very often over a 6 to 9 month period if you are building a new home. The choice is yours when hiring a contractor, it should be someone you are comfortable with.
